Just like in a residential sale normal fixtures remain, ie dishwasher, air conditioners etc but with a rural transaction a buyer may ask for extra items to stay. They will need these items to maintain the property & they may not have the knowledge just yet to go out & purchase the equipment themselves. Examples can be tractors, portable round yards, large ride-on lawn mowers etc. Depending on the age of the desired items, it is usually more economical for the seller’s agent to negotiate a better price on the property, with the condition that the desired item/s remain. The buyers are happy with this outcome & the seller will save on transportation costs to the new property, as well as time & effort in moving them. Don’t allow the prospect of not having an old tractor anymore cause the loss of a sale.
