153 New Lots For Tea Gardens: Final Chance To Comment On DA

The planned subdivision.

 

THERE is a proposal for a three precinct subdivision, bulk earthworks with multiple construction stages and lot releases in Tea Gardens, resulting in 226 residential lots and public reserves.

The developer states that, “There will be no adverse environmental, social, or economic impacts”.

Ronnie Nichols of Tea Gardens told News Of The Area, “Council had previously approved a large lot 78 residential subdivision over Precinct 1 of this proposal, being DA 236/2014.

“Notwithstanding, the previously approved subdivision has been determined to be economically unviable, having significant uncertainty for MidCoast Water Services with regard to ultimate lot layout and yield within the location.”

The new Precinct 1 if approved will create one hundred and fifty-three 450 sq. metre lots.

The site will be connected to a MidCoast Water Services reticulated water and sewer system.

All of the proposed new residential lots are zoned R2, allowing for as low as 450 square metres.

Necessary infrastructure will be made available to the proposed development.

“There are, however, first and second order streams within the site.

“With regard to drainage lines, discussions have been undertaken with Council and also DPI Water and it is intended to fill both first order stream drainage lines within Precinct 1,” she said.

She also has concerns that have been raised with Midcoast Water Services in relation to their strategic planning forecasts and requirements for the provision of water and sewer services for North Shearwater, the provision of 153 residential lots in accordance with LEP residential densities is required to enable financial viability.

The NSW State Planning Panel will meet to determine the development application:

PPS‐2019HCC014 – MidCoast Council – DA 100/2019 ‐ 90 VineyCreek Road (E), Tea Gardens – 226 lot subdivision on Wednesday, 16 June 2021 at 3pm.

This meeting will be held by public teleconference due to COVID‐19.

Relevant documents will be available on the Planning Panels website www.planningportal.nsw.gov.au/planningpanels at least seven days before the meeting.

The purpose of the meeting is to give interested people the opportunity to speak directly to the panel before a decision is made.
