A $2.1m New Generation Boarding House has been approved for Coffs Harbour and will offer an affordable housing option for the community.

The two-storey, 25-room The Pines New Generation Boarding House will be located on a vacant lot in Azalea Avenue in the Coffs Harbour City Centre area.

It will also contain a communal room including a kitchen, dining and TV area, a laundry room and 12 boarding rooms (eight single rooms and four double rooms), a manager’s room and a manager’s office on the ground floor.

Twelve boarding rooms (eight double rooms and four single rooms) and a communal room including a kitchen, dining and TV area will be housed on the first floor.

The Boarding House will also contain basement car parking including 14 car parking spaces and five motorcycle spaces, and outdoor shared garden areas.

The term ‘new generation’ boarding house reflects a shift away from the typical dormitory style boarding house to a different contemporary boarding house where each room is self-contained with a kitchenette and ensuite.

The boarding house offers an alternative to share housing for people who prefer to live independently, however have no need for traditional forms of rental housing.

The development is specifically aimed at a ‘niche’ market for ‘micro-apartments’ and, while it will supply affordable accommodation, it is not aimed at providing social housing for any particular demographic group.

It is aimed at students, singles and professionals who wish to reside in a safe, modern environment, under a shorter term of residential leasing arrangement for a minimum of three months.

The development is aimed to provide safe, affordable accommodation for up to 25 single or couple households and contribute to the affordability of accommodation near the city centre and hospital precinct, and help combat Coffs Harbour’s current shortage of affordable rental housing.
