A PROMINENT site in the Coffs Harbour Jetty Precinct has been earmarked for a $25.4 million redevelopment including retail and cafe outlets, office premises and 39 residential apartments. The redevelopment of The Promenade site on Harbour Drive, Coffs Harbour, involves the demolition of existing dated buildings on the site, and the construction of a three-storey tower which will include commercial premises (office, retail and cafe) on the ground level and 39 residential apartments on the upper levels, underground parking and aquatic leisure facilities. Email us – media@newsofthearea.com.au A development application for a Mixed Use Development (comprising demolition of existing buildings, construction of Retail and Cafe Premises (1 tenancy), Office Premises (2 tenancies) and Shop top housing (39 residential apartments) has been lodged with Coffs Harbour City Council by The Promenade Coffs Harbour Pty Ltd. The site is located on the corner of Mildura Street and Harbour Drive on a prominent and strategically important site which forms the gateway to the Jetty Precinct from the CBD and fronts Coffs Creek. The site was the location of the former Coffs Butter Factory and the creek adjacent to the immediate north was the location of the former Coffs Creek baths. The site is currently occupied by a two-storey building and single storey annexe located directly on the creek front, and two older dwellings which are occupied by commercial tenancies, including a corner building which has a local heritage listing for its association with the Butter Factory. An access path, part of the Coffs Creek walk/bike path, runs directly through the site between the two-storey and single-storey annexe buildings. The development is proposed to include a large ‘verandah’ for relaxed seating on the creek side and open space containing an elevated garden terrace for the public to enjoy, and a stepped amphitheatre with integrated garden beds connecting to the creek front walkway, which is envisaged to be used for public functions and performances. The development has been designed to sit within the surrounding tree canopy height of Coffs Creek Reserve, however it breaches the current height limit for the site of 15.5 metres. The development is expected to be a ‘landmark’ and capitalise on its Coffs Creek frontage and “provide a distinctive entry point or gateway to the Jetty area from the CBD”, according to development application documents lodged with Council. It will create both long and short-term employment opportunities, with short-term opportunities relating to construction of the development, and 15 long term jobs to be created by it.
