Further expansion of Coffs Central Shopping Centre in the pipeline

GOWING Bros Limited has submitted plans to Coffs Harbour City Council for a Subdivision (Stratum-3 Lots) to redevelop Coffs Central Shopping Centre.

The proposed Stratum subdivision is for a Commercial Floor, Proposed Hotel Floor, Basement Level, and Rooftop Car Park at Coffs Central Shopping Centre.

The site received Coffs Harbour City Council development consent on 15 December, 2017 to create a mixed-use development including a multi storey Hotel (with 92 rooms, restaurant, pool, recreation area and car parking), two floors of commercial area with car parking and extended retail areas.

The consent has been acted upon with the two retail floor extensions, upper deck car parking and two office levels completed in 2018.

The construction to date has made provision for service requirements, plant room allocations and access requirements for the future Hotel development.

The approved development has a height of 39.46m, which is in excess of the 17m on Council’s Height of Buildings Map.

An exception to this standard was approved for the development.

The proposed Stratum subdivision makes no change to the approved height of the building.

The subdivision would see the creation of stratum lots over the existing Level Three and Four office floors including access, car parking and services, the proposed hotel airspace and basement car park, and the remaining shopping centre complex.

Gowings Bros wishes to create a stratum lot in the commercial area on two levels for eventual sale.

The stratum subdivision will include a retail area, commercial area, and a commercial/non retail area.

While the Stratum plan does not propose any work or changes in relation to the Hotel component, the plan provides for a separate lot to include the Hotel airspace, service provisions and basement car park.

Existing vehicular and pedestrian access to the rooftop car park and the Castle Street multi-storey car park remain unchanged as a result of the stratum subdivision.

The Shopping Centre currently includes ground floor retail expansion, Level One Kmart tenancy, Level Two car parking, Level Three offices and Level Four offices, and contains 96 retail outlets.

There is a large open-air car park on the top of Level Three of the retail area, and there is underground parking under the commercial space.
